Us either. We'll keep our eyes peeled to see what this one eventually goes for.

At that price, they may not even get the opening bid.

There almost a dozen other properties in NG and NGR that have 4000+sq ft for less than this price, most of which are more than 500 or 600K off. I think you can afford an addition at that price difference.

I drive by NG every day. They use the same roads, schools, and supermarkets we do. There's no magic there that makes houses infinitely more valuable.

This is just a scheme by the sellers to try to generate some over-market price bids by morons.
I've posted an interesting blog entry on a bank owned modern house at 1130 summit in Laguna Beach.

If this is truly "horse property" they should be advertising it on one of the horse property web sites to get interested buyers
http://www.1horseproperty.com

Lots of times, properties are called "equestrian" but horses aren't even allowed. Go figure!

I noticed the listing on this .9 acre property does not show RV parking for the horse trailer etc. I don't know if RV parking is just assumed or maybe the listing agent didn't think it was important.

The lackadaisical job the agent did on the listing suggests she isn’t optimistic about that price of 2*10E6 dollars or much more.

My guess is some dolt will over-bid and the agent will get her fat commission for doing almost nothing. When will these people go the way of the travel agents etc?
